My strong advice to anyone considering a bid on this one is to see it first.
.
Thanks netpred.  Good advice.  You saved me a lot of time.

Netpred:

Will you be at the cottage this weekend?  We could always meet in Campbleford.
That way when we recycle the afterffects of the couple of beer I owe you it will be down river from your place.   ;D

Seriously if you are go offline and maybe we will hook up.

Netpred, thanks for that description, if we ever meet offline, I am buying the beers.

Wow, looks like the description is a little bit overstated, I now revivise my prediction that it will go for minimum or a little bit more.  The liens will scare away some of the uninformed locals, the owner being in jail will scare away some more people.  From your description it sounds like it would only hold value to someone local as the only thing it is good for is boat storage (assumung the garage dos'nt fall apart) or as a small place to launch snowmobiles from in the winter.  Depending on zoning and location, it might hold some value as a small seasonal type of business.  Turns out its like most tax sales with the real value being to the adjacent lot owners.

The intersting question that I have is why was a garage built instead of a tiny cabin etc..... maybe the zoning will not allow another type of structure or the set back from the stream would not make it viable?

Dave 2, pm sent.

twinn1, on the drive home on Sunday I thought seriously about putting in a bid near the minimum. I considered fixing up the garage and leaving my snowmobiles up there for the winter. But, my guess is that the sleds would disappear.

I don't think that this property will go for the minimum. There are always people willing to tender blindly; there are lots of examples on this forum. I don't think that anyone else would bid much higher unless a neighbour really wants the land. Still, I would be interested in hearing the results.

Speaking of neighbours, I did some digging on the Springwater property. I heard from a person who would know that it is a commercial property and that the two commercial neighbours both want this property and will be bidding on it. This is another one to pass on.

I think the first property (the one with the garage) went for 42 and change.  Second bid was just over 30.

Thanks for the results.

I thought that there would be a high bid. Interesting that the next bid was more than 25% less. I don't see the value on a tax sale at over 40k. I wonder if the high bidder actually visited the property or maybe he/she is one of the two neighbouring landowners.

No I don't know for the other properties.  Email the township.  they are very helpful (not like most.)  I agree, this property went for about 10000 more then it should have.  If anyone knows the details of the successful bidder I would be curious.  If we can't make any money in this business maybe its time to get out????

Well congrats on the win..Im guessing the standard questions apply..are you adjacent, if not is this a flip or a cottage build...Was there anything interesting in the garage?
and of course what are you going to do with the slant six engine in the middle of the forest ( knowing slant sixes..probably just add fuel and she will run another couple hundred K)

Congrats on your purchase.
Do you feel you got a good deal? The reason I'm asking is because there seemed to be about 10g left over.
And just 10g under assessment.
Are you tearing down the garage? If so I'm looking for one.
And of course are you the adjacent owner or know them? Sharing a driveway?
