1. Hazard land - no development.
2. Lot not deep enough for development - land is a sliver.
3. Conservation & Recreation zoning - no development (and two Crown liens

).
4. Not enough frontage to develop.
5. 20k min tender. Looked no further but if there is a house on it please let me know
