Sort of sad for the old guy ..work all your life , build an empire and slowly lose it ( of course I have no idea if hes a honest business man  or a crooked scammer)

As per the waterfront, go to MlS and they cant give these lots away for 99  . There is a pile of them available, If you are bidding it better be cheap because you will sit on it unless you plan on building yourself.

Also check if there is community charges
