For whoever may be interested, the property was for sale in 2005 for 90K, no buyers wanted to even come close to it. there is a well and septic issue on the property that has not been resolved and may not be resolved. . To much risk involved with this one for me!, yikes! good luck

thanks

Also, It could make sense for the neighbour to pay a bit more for the property.

P.S - The Adjala 48.5 Acre property sold for 51,000$  -

" The only way to get cheaper is to pay 3 k for a subscription which will cut the cost to 30 but that doesnt include execution "

Are you talking aboutTeranet? The largest fixed cost regardingstax sales is the title searches required ( besides using my helicopter to buzz around the properties), It's my belief that lawyers, ontariotaxsales etc ..are just middle men providing a service in which you can get cheaper cut them out and do it yourself with Teranet, do the numbers make sense to become a member of Teranet? has anyone figured out how many searches you have to do per year to make it worthwhile?

The NVCA "fill area" covers most of the big piece and all of the little piece ( except for a few  feet at the back 40)  Not sure if that is flood plain or different .  Soil is Cat 1 to 3  also so forget subdividing as you cant take it out of the agricultural land bank so at best it is one lot  after the NVCA hassle but too small to be a effective farm.  Best leave these lots to the adjoining neighbours

What does "Fill Area" mean? and how do you find out information about the soil? and why would you not be able to subdivide because of the agricultural land bank?

Thanks -

Am I the only one, but is that property worth anything close to the winning bid,   From what I understand, if its greenbelt, you have NO chance of rezoning. Did I miss an angle?, where is the upside?

Thanks PFM for the response -

So basically your buying the 'equity' someone has in a property. and if there is a mortgage(s) on the property and any liens you will be liable?.

So for example if the equity in the property is 50,000$ and a mortgage for 250,000$ with a lien on the propety for 20,000$ , you end up winning the auction for 10,000$, and the property is worth 300,000$ all other things being equal you sell the house for 300K.

Would your return on the 10K (winning bid) be 20K after the sale (Bid + Lien + Mortgage)  - (Sale Price) ?

Questions and Answers / Difference Between Tax Sale And Sheriff Sale.

Hi -

Just out of curoisty. What are some of the inherent differences between these two types of auctions? There is information on tax sales property on the web, however to find out general information on Sherrif sales seems to be difficult  For Example -  message boards, the law concerning sherrif sales. Can anyone provide any information pertaining to these types of sales?

Announcements / Hamilton Highway #6 Property
« on: November 08, 2008, 06:08:44 PM »
Did anyone do any research on this property on highway #6, 4.3 Acres.

- I spoke with A city planner, he mentioed the property is actually zoned Agirculture, not Residential and since it is part of the greenbelt and zoned agriculture, you would have a REAL uphill battle of rezoning this property. can anyone confirm this information?. If this is the truth, its a real shame, because that property is underutilized and is crying for rezoning.

Besides that issue, the property used to be a dump site, and is contaminated up to the teeth.

Thanks

David.
