General / redeemed after I won the tax sale
« on: June 07, 2023, 03:16:06 PM »
Heres a story that happened this week that could serve as a warning.  I was the highest bidder on an island in south frontenac.  Soon after,  I went to see it, along with a check to pay the township.  There were some shoreline access issues so I talked to several cottage owners, who were quite territorial about using any land to launch my canoe. But I got to the island, loved it and went and paid.  A week later the treasurer sent me the documents to sign to register the deed. but later the same day he called and said the owners daughter came and paid the back taxes.  Apparently me having talked to several neighbors was the mistake as they contacted the owners family and thats the end of it according to the treasurer even though they already took my check.  So after 20 years of tax sales I got sloppy I needed to relearn the lesson. NEVER TALK TO ANYONE ABOUT THE TAX SALE! even after you won.

Member Experiences / Re: I won a lanark Highlands property
« on: August 02, 2021, 11:44:36 PM »
my concern was that the trail might have been on private property but apparently it is partly on a road allowance and the rest of the trail is on the boundary between lanark and frontenac counties. so access looks legal.  I put a quick ad on kijiji and already I have a solid offer of 20,000$ giving me a quick 10,000 profit.  now I am wondering whether I should take the quick 10k (which I dont really need right now) or wait put a yurt on it and sell it for 100k instead. any advice?
Also this buyer really wants cheap land in this area so if any of the other winners want to sell they can pm me and I can connect you.

Member Experiences / I won a lanark Highlands property
« on: July 31, 2021, 09:41:56 PM »
After 9 failed bids in a row I finally won one.  I did it by blindly bidding on a property I thought no one else would want, a 5 acre triangular lot on a trail, assessed at $44,000 with a minimum bid of 8000.  I bid a couple thousand above minimum. I was hoping other would bid just above the minimum or that people would bid on the better properties and forget this one. Well I got my wish of no other bidders but now Im worried why no other bidders?  did I just get lucky or do other people know something about this land that I dont know? I will try and go see it this week but I figure with real estate prices the way they are now, I cant go wrong getting any land for 10,000.  we will see

Property Information / Re: Grey Highlands 80 acres...Retirement plans crushed again.

For once I am in full agreement with the sentiments of mountainman.  However I disagree with the wording of pfm101. He shouldnt  be Describing the low bids as 'ridiculous' as these are the type of bids that might have won just a few years ago. the word ridiculous should be used instead of "winner" for the moronic rich idiot who overbid by 200,000$ and is ruining the fun and profitability of this tax sale game by paying more than retail.  Im starting to think that instead of selling land I should just let it go to tax sale and end up getting more than I would using a real estate agent and save on commission too. And if I dont get the bid I want I can just go pay off the back taxes the same next day.

Announcements / south glengarry
« on: April 08, 2021, 06:36:36 PM »
so I decided to try again at this tax sale property game. I gave up a few years ago when bids started getting truly ridiculous. Im hoping all those people overbidding have gone bankrupt and prices will stabilize.  I still have not gotten my dream hobby farm. south glengarry seemed like a possibility until I saw a lien from the Law Society of Upper Canada c/o ontario legal aid plan.  It seems obvious that its a crown lien but I have been unable to ever find out how much liens like this actually are.  does any one have any shortcuts or tricks how to find out the amount a crown lien actually is?

Questions and Answers / Execution searches
« on: September 06, 2016, 07:48:17 PM »
Ive been travelling around the world now Im back. I put in a bid and won. Did an execution search on the name of the owner (as recommended by the experts here).  This time I found a writ from the TD bank as the creditor.  When I searched that writ I found a judgement of $21,000 from 2013.  My question is; do I have to worry about this or will it not affect anything when the title goes into my name?
Im also curious why they didnt have a sheriffs sale to clear the debt?  or if they where would I find out?  thanks

I know people ;) who have "sold" a second place bid a couple of times and shouldnt be a complicated issue as long as you and the other party are trustworthy people and your word is as good as a contract.  finding the other winner has been the hard for most people doing this

Questions and Answers / Re: Where to advertise land you want to sell
« on: January 23, 2015, 04:22:00 AM »
thanks for all the info, some good ideas out there. I wonder if its worthwhile to try and sell to the US or Europe and how would one go about it?

To pmf  do you have any experience with getting real estate agents to sell properties in the 15 to 30 thousand range. For me they have seemed not  interested or have asked for 10%

To Dave thanks for the great complements but I doubt I am the best flipper in Ontario, if I were I would be on a beach with 2 or 3 beauties instead of freezing here and going through a dry spell trying to sell land in the winter.

Questions and Answers / Where to advertise land you want to sell
« on: January 19, 2015, 10:34:51 PM »
I have used Kijiji and Craigslist and Now Backpages with fairly good success. But I'm wondering if anyone has any other ideas on free places to advertise.   Has anyone tried MLS without an agent? Is that worth the money?   I still haven't tried using an agent but I think they probably wont put in much effort to sell a 20 or 30k property.  Are there any other paid advertising sites that are actually cost effective?

I won rock island.  I should have looked here first, is there something wrong with this little island it looks a a cute little place to get away from it all and go camping. I wonder why there weren't more bidders?   Its assessed at 44,000 and I got it for less than 1/4 of that. Has anyone seen this island as I haven't.

LOL that was the longest non answer I've ever gotten.  all valuable info but not specifically what I was requesting. I was going to go look that the houses Monday then go do title searches.  if theres a lien on one it would save me the gas and time of looking at the place.  If I do the title searches first I might waste time and money looking up something that I might later see is a burnt out wreck.  It wasn't about the 8 dollars it was about saving me a trip because I never go further if there a crown lien. so want some good Karma and help save the environment from my gas guzzler driving around Hamilton?
also I noticed a cynical tone to "good luck making any money" why is that? do you think the competition is too much, making the profit margins too small?

Funny one dave.  A crown lien was mentioned for the Hamilton tax sale. Anyone want to save me the $8 and tell me which property has the lien? Not all of us are as successful as Dave2.  $8 means a lot to someone who ends up being the second highest bidder as often as me
