So this tax sales went well. Now let's do the math. There were only 2 pieces of properties have some meaningful value: the one on Bob lake and the old cottage on gull lake.

The bob lake one is kind of ironic, cause it was on the market but unsold for a long time before forced to tax sales. I am not sure how much the asking price was, but 27 bids and sold for $65206 here. The listing broker definitely didn't do a good job. Based on the description above, 65k may be well over the market price.

The cottage on Gull lake is sold for $40000. Based on the condition, it may need another 30ks to fixed it up. The total cost is somewhere 70ks, which is more than it's accessed value 68k. Some say (Frank that is, and I agree) 68k is aleardy high. It is step to the lake but not waterfront, and you couldn't even lounch a boat there.

I think some people are really taken away by the tax sales game. We supposed to buy it on deep discount. Anyway, good luck to the new owners.

I have checked out the river front lot on Laguna Rd at Trent Hills. It is in a cottage community. It states that: Zoning - Resort Residential, Hazard zoning 50 ft from water flood plain of Trent River - Development Not Permitted. So I further clarify with the munucipal office, and the answear is the whole lot development not permitted, not just the 50 feet from water. I asked if I can put up a trailer there perminently, and the answear is no. He explained to me you have to have a building in order to allow to put a trailer beside it. He said it may be 'ok' to park a trailer there for the weekends occasionally and camp there, if this is not affecting anyone. Basically he said you can own the land but you can't do anything other than occasioanally camp there, "if this is ok with the neighbour".

Does it sound too restrictive even you are the owner?? or it is normal practice. It is not consistant to the other discussion here regarding how much you can do even without a building permit.

This is out of topic of tax sales. How does everyone due with bugs, lot of lot of bugs in the woods or by the water, hear your cottage? I saw some propane bugs repellent  from Canadian Tire for a few hundreds dollars. Does it work? Want to find a way to make my family a bit comfortable. Thanks.

Gap, That's exactly what I mean. Tax sales is for hobby but you can't really make a real kill. For amount of work and time spent, the payoff is not economically sound.

I think both have their points. For me, tax sales is a hobby and no more than that. Opportunity for good deal is there but I don't think anyone can do it full time and make a living, at least not in Canada. There are some property has good economic value, but not too many. Competition is not too little. There is lot of homework to do before you place your bid, and even your bid is sucessfully, you still have do whole lot of works (such as building, renovation, paper works) before you put it in the market and hopefully make some profit. Think about the time, works, capital and risk, and compare to the potential payoff, I have to agree some say better off to invest in some good quality mutual funds.

May be some of you can disagree my view and tell me some of your good story.

But I still enjoy the hunting part.

Is it possible to locate the property using the description information, such as roll number, concession number, etc. I went to the North Kawartha website and all I got is the property description. They told me they have agreement with MPAC not to photocopy their map, so they can't send it to me. Without the directions, it will be hard to even take a look of the property. Thanks.

Congrat Frank, I went checkout that property, It is very nice piece of waterfront land, my guss the winning bid should be over 60000, so it is too much for me. But 90k definiately worth it. Enjoy.
