Sorry, Splinter, I don't recognize these addresses from the most recent sale, with the exception of the Cloggs Rd one - can you clarify? Did the city mess up the advertising or are these results from a previous sale?

General / Composting toilets

Has anyone used/does anyone know whether it's possible to use composting toilets to get past the "buildable conditional on installation of a septic system" clause on a property?

Questions and Answers / Re: title insurance?
« on: July 21, 2007, 01:29:29 AM »
Well, after digging around a little bit I was able to get an answer from First Canadian Title, one of the most popular title insurance companies.  If the crown lien is not registered prior to the sale date, then title insurance does cover this as it would then be considered a defect.  Title Insurance companies search title prior to finalizing their coverage, so if they don't find anything when they do their search, then you're covered should one be registered erroneously later.

I got that picture from ontariotaxsales.ca.  They sometimes have additional information to what's available in the Ontario Gazette.  Incidentally, if anyone is interested in any of the other properties in Kingston, they also have pictures of those.

Questions and Answers / title insurance?
« on: May 26, 2007, 12:33:05 AM »
Hello all:

Does anyone know whether title insurance would cover a purchase of a property under tax sale upon which it is later found to have a crown lien?  That is, would they pay off the crown lien as part of the coverage if such a defect were found post-purchase?

That's right - you can't go wrong putting in a deposit of more than 20% - but you can if you put in a deposit of 19.999999999999%.

If anyone is interested in knowing where these municipalities are located, here is a map with all of them together - might help you to decide which listings you're interested in or not, depending on distance to you.  I needed to see it for myself anyway, figured I'd share.

Questions and Answers / Private lenders
« on: October 12, 2006, 02:32:43 AM »
Does anyone here act as/deal with private lenders?  If so, what has been your general experience as/dealing with a private lender?  Generally what are you/they looking for?  How do you find them/they find you, generally?  Thanks,

Cris

Links and Resources / Re: a website you can find tax sale properties

Why would I pay $50 to have the listings emailed to me every two weeks when I can just get that information from the Ontario Gazette or this website for free as soon as it comes out?

Just wondering:

Is there any way to separate the articles based in the US from the ones for Canada?  I've started reading quite a few of them only to find out that the rules/strategies discussed in the articles are based in the US and, lazy as I am, I'd rather not have to click on each link. :-\
