General / Ontario Gazette web site problem?
« on: January 25, 2009, 03:19:48 AM »
Anyone else having trouble bringing up the newest (1/24/09) Ontario Gazette? The web address that I have used for the past couple years seems to not be working.

Thanks!

General / Interpreting Alberta listings
« on: September 01, 2006, 01:02:04 PM »
Does anyone have any suggestions on how to interpret the info on the tax-sale listings from Alberta (short of hiring an Alberta-based real estate lawyer)?  There doesn't seem to be any way to get even a general idea about where a tax-property is located, and neither do phone numbers for the municipalities even seem to be listed!
Thanks!

General / Re: Has anyone heard of "H.M.Dignam Corp"?
« on: September 01, 2006, 12:54:22 PM »
Sure. I found out about the H.M. Dignam Company because they were competitive bidders with me
on a property in NW Ontario. Neither of us were the winning bidder, and when the municipality sent back my 20%, I also received a list with the names of and amounts offered by all the other bidders.
H.M. Dignam was one of them, so I did a quick google-search and, lo and behold, found this website: <http://www.dignam.com/>.  The site certainly will give you enough info about the company, and they seem to be reputable enough (and I have heard other innocuous stories about people acquiring land through them). But note that they are doing what everyone on this board is trying to do, and that is buying cheap land. And like many others, they re-sell it, for a profit. A major difference would be that H.M. Dignam will offer to finance the purchase for their clients. So they seem to be actively soliciting tax-arrear and other types of property. But why buy a property from them if you can beat them to the punch?

Questions and Answers / Re: Capital Gains - how much do you pay????
« on: August 28, 2006, 02:10:28 PM »
RichD,

As I understand it, you pay capital gains on 1/2 OF YOUR PROFIT, AT the rate at which you are normally taxed.  I suspect that's what your accountant told you.
