General Discussion / Re: 11.44 Acre Property on Brunel Rd, Huntsville ON

The assessed value of this property was $51,000. It was zoned as Rural so building is possible and you can access the property from a public road. That was a good deal in my opinion if there are no crown liens etc.

This guys have popped up and are doing title searchs with deeds etc for 69

http://www.ontariotitlesearch.ca/

" title abstract, copies of the current deed and all outstanding encumbrances up to a maximum of 5 documents for $69.00 + GST"

cuts everyone else by at least  50%  and only a few bucks more then doing it yourself

I think this is the best deal around...

Questions and Answers / Why the fluctuation in bidders?
« on: November 05, 2010, 04:34:37 AM »
Hello again,

I would like to thank everybody who took the time to reply to my first thread. I appreciate the feedback.

I have recently squirreled some money away and am seriously looking at securing some acreage in the haliburton/muskoka area.   I am interested in why  some properties go for next to nothing and far under the assessed value when other properties have many bidders (i.e. property on black lake in muskoka with 41 bidders). Obviously land zonig and crown liens come into play here but in many cases the successful bidder is very close the assessed value of the property which appears no better off than MLS. (Somebody correct me if I am wrong... just a newbie here..)

For those more experienced purchasers in this game, do you find it successful to purchase a property with your gut after doing the necessary research or do you look at the history of successful bidding in a land particular area to select a tender amount?

Any feedback would be appreciated..

Introduce Yourself / Re: Title and Execution Searches

How important is it to do a title and execution search the day of the tax sale?  In your experience, do many properties accumulate crown liens the day of the sale?

Introduce Yourself / Title and Execution Searches
« on: October 28, 2010, 05:29:18 AM »
Hello Everybody,

This is my first time posting on this site.

From what I can see many of you have a vast amount of knowledge in this game. Over the last year or two I have been bidding on and viewing tax sales for but have so far been unsuccessful in securing a property.  I was wondering when considering a property, does everyone travel to the municipality to do a title and execution search or just pay someone else to to the necessary leg work? I am asking because it can save a lot of time but will get very expensive when using sites like ontariotaxsales etc...

Any feedback would be appreciated.
