Here's a 1-50,000 view of the same property.

The Tweed sale is complete but I don't know if it sold or not. For discussion purposes here is a map of the nearest roads. It is the east-most half of the lot outlined in black. I was considering visiting it by canoeing/portaging down from the power lines to the north of it. That would mean portaging over private land however. Any road allowances looked like they went through ponds.

Do any of you know if the following landlocked 100 acres in Tweed sold? If so, for how much? It looked like a lot of effort to get to that property.

Property No. 3: East Half of Lot 28 Concession 8, Township of Elzevir,
now the Municipality of Tweed County of Hastings containing one
hundred (100) acres more or less. Last described in Deed No.
Transfer/Deed 417832.
Property Roll No. 12-31-132-020-07400-0000.
Minimum Tender Amount: $3,921.01

Here's a map of the property that I made by superimposing the township lot plan over 1-10000 base map. The house that I was thinking that was on the property is at a position of about 2:00 wrt the end of the road. Did you see anything to indicate that house wasn't on this lot?

Thanks for the clarification MCDanita. It shows the importance of being sure of the lot you are looking at. Here's a shot looking to the right from the "flat spot". Is this the Viceroy home, you spoke about? If so, then the land between would be the lot for sale? http://home.golden.net/~gmccracken/Bob%20Lot.jpg   Also here's a shot of the Irondale River lot to the best of my determination. There is a white patch of a cottage in the trees about mid-picture. That would be your neighbour to the right. Doesn't look like much land in between. http://home.golden.net/~gmccracken/Irondale_River.jpg I'm afraid I don't know about any liens or stakes.

Thanks Frank,

Speed, I didn't get the dimensions of the Irondale River Property, but I'm pretty sure you could never build on it. I don't know why the assessment is so high, unless I am missing something. It seemed so small as to be nearly non-existant. I have photos if anyone is interested. I use OziExplorer to calibrate the long. and lat. of the MPAC Map, then draw a trackline around the perimeter of the lot(marginal accuracy). This method shows the Bob Lake property to be roughly 0.5 acre, hence I think the 0.38 number is the closest. Furthermore, nearly than half of that is practically vertical. There is a nice flat spot at the top where it looks like someone parked a camper and used an outhouse and had a diving platform.

I'm wondering if anyone has had a chance to look at any of the Minden properties yet? Some of my observations:
The Gelert property, nearly 5 acres, appears to have a house with someone living in it. Did anyone else think that house was on the lot? The Irondale River waterfront property looks to narrow to even pull a canoe up on it.
The 2 properties in the village of Minden are very wet and marshy.
The Bob Lake property can be driven to and has hydro nearby, but it is almost a straight climb down to the water. I can't see them approving a septic on that site, either.
The lot near Gull Lake has an old, sort of abandoned, cottage on it that could be fixed up.
The lot near the Irondale River is very marshy with a little brook running through it.

I'm interested in hearing other people's thoughts on the properties. Thanks!

General / Re: What is your cash limit for purchasing a tax sale property?
« on: September 08, 2006, 10:53:47 PM »
Not sure what my limit would be, however, when it comes to large bids, even though I have access to 90% of the value of my house, for a line of credit, it takes some time to process that. I have fears to bid on anything in the >$100,000 range as the downpayment would be >$20,000. If I put that money up, then ran into a hitch getting the rest of the cash from the bank within the 15 days after winning the bid, I could lose the $20,000. Any other thoughts on that?

Thanks for sharing that information, Woody!

Guys, what about that 4.5 acre property that was listed in the summer on Mazinaw Lake? No bids were submitted on that? Did anyone find anything wrong with that property?

Just curious.

Questions and Answers / Re: Title Search - who are you goin to call
« on: June 14, 2006, 02:39:38 AM »
Well, I tried to get a couple of title searches done today through http://www.bdc-canada.com/DOCUM/services/land_registry_search.htm and wasn't successful at all..with them. Being a newbie, I wasn't exactly sure which of their many options was what I needed.. a basic title search and an execution search against the current owners. After filling out their forms and enering my credit card info, I got a call from them telling me they needed to confirm I was willing to pay the total amount before proceeding. They quoted me the amount of 35$ per search, 2 titles, 2 writs($140.00) plus the disbursement fees, which would clearly be way over $50.00 and " sometimes as much as $200.00" per property. My contact there seemed somewhat annoyed on the phone). As they couldn't quote me a clear cost, I declined. I then went to ontariotaxsales.ca, ordered the title searches (which includes execution searches on owners) and got all of the information in 1/2 hour! No cryptic options to choose from, just ask for the title search, pay $96.00 and your done. Too easy! The only difficulty was finding the form to request a search. You need to be logged in, view a tax sale listing, click on More Information, then select Title Search from the two options. Now I just need to learn how to do it myself through Teranet or MPAC myself and be able to conclude whether a property is free or clear on my own. Any tips?
