Speaking of sanity, or the lack thereof, maybe Frank can enlighten us about how a municipality (namely St.Catharines) can justify their latest offering of 15 Yale Cres, the former recycling plant that went belly up in '07.  Currently asking minimum $966k.

Last offered in '14 for $565k.

They paid "$113,300 to hire a Toronto environmental company to deal with a fire-trap factory abandoned by its owners" in 2012.  And from the same article in the St.Catharines Standard - "City treasurer Shelley Chemnitz said the city tried to sell the property for unpaid taxes in December 2009, but there were no bids. The city had the option of taking ownership at that time, but decided that was too risky."

The MOE fined the defunct company (in absentia) $100k in 2009.

Of course none of the money spent on this property in the last 10 years has been (or ever will be) recovered from the previous owners because they disappeared into the woodwork long, long ago.

So who is actually on the hook for all this "sanity" (other than the taxpayers) ?

Is this what passes for normal (nevermind competence) in our Canada in 2018 ? Or the world for that matter ?

Just sayin ...

Happy New Year, everyone.

Just noticed over at Tritarget, that both properties in the West Lincoln sale SOLD (not redeemed like so many have been of late) and for just a little over Minimum no less !

May be a good portent -- one can dream, LOL.

Dave, I don't quite get what you mean by "owned by a bankruptcy trustee" -- they don't normally "buy" a debtor's assests as part of the bankruptcy process.  So if there's no mortgage or any other claims against the property then my guess is that the trustee isn't expecting much more than the back-tax value to be realized from a "forced" sale.  (Trustees are in the business of generating fees for themselves, not looking out for the interests of the creditors, or debtors IMHO)  Just my .02

For your evening's entertainment, may I present to you, after you've checked out the listing for 39747 Londesboro Rd (on the main page or Gazette or OTS):

Does this guy have any clue ?

Yes Dave, but did you note the last sentence in the article -

"The new owner will not be responsible for paying the outstanding taxes owed prior to the sale of the properties that were once home to a gas station, car dealership and garage."

You think maybe there might be some remediation expenses involved ?

Should I conclude that they is barely any interest in the 5 northern bruce waterfronts? I wonder if bidding near minimum will get me a win here?

Did someone just tip their hand here, Frank ?   ;)

General Discussion / Re: Invalid Tax Sale

Everyone interested in this "hobby" would be wise to avail themselves of the relavent legislation (which you can find at this link:

 http://www.e-laws.gov.on.ca/html/repealedstatutes/english/elaws_rep_statutes_90m60_e.htm ).

The specific dictum in this case is:

Quote
Advertisement
(2) (d) advertise the land for sale once in The Ontario Gazette and once a week for four weeks in a newspaper that, in the opinion of the treasurer, has such circulation within the municipality as to provide reasonable notice of the sale or, where there is no such newspaper, the treasurer shall post notice in the municipal office and one other prominent place in the municipality and the advertisement shall be in the prescribed form. R.S.O. 1990, c. M.60, s. 9 (2).

[As an aside to Ernest, it would appear that the Gazette listing was not the issue, since the legislation doesn't specify a time period -- I too was under the mistaken impression that the ad had to be listed at least 1 week in the Gazette, until I re-read 2.d above.]
