Hasn't been posted on this site yet. But is the whole town up for sale? Looks like a pulp & paper mill and a company town complete with stores and school... can't be.

Just got back. It seems I under bid again, or did I? Property assessed at 11 grand. Nice area, tonnes of crown and water ways. Was hoping to build my dream fishing camp. Well the hunt continues. I understand the fellow next door who owns both strips of land along each side of the road was top bidder. At least he can put a driveway in where he wants.

2320 Hamilton St is up again. Wasn't it redeemed back in March with the vacant lot? What happened the cheque bounce?

Farm Credit Canada:

1959 - The Farm Credit Act (FCA) was introduced and established FCC as a Crown corporation, with a statutory interest rate of five per cent and capital of $8 million.

They have issued Bonds, guaranteed from the government of Canada and borrow directly from the feds

Get this off their web site http://www.fcc-fac.ca/en/index.asp

Cheers

Here you go nedpred:

http://www.emcsmithsfalls.ca/20100114/news/End+of+the+line+for+OVR+in+using+Ottawa+Valley+rail+line

The line runs from Ottawa, thru the Vally, to North Bay. Just hold off a couple of months. I am submitting a subdivision plan up that way and want to avoid a "noise impact study"

Cheers

Whats with the Landfill anyway?

Can't develop it. Former city dump, so I assume the MOE dumping permit is expired. Price is high, tons of risk. Is the City simply trying to right the tax debt off as a loss?

I always wanted to own a landfill.....until it becomes full!

Questions and Answers / Re: Must the municipality have a auction?
« on: March 31, 2010, 05:52:34 PM »
I am aware of a municipality that has attempted to Tax Sale a property a couple of times. I won't sell because of the high price and environmental clean up concerns. I was told by the municipality that they will not take over the property for fear of being on the hook for the clean up. The property they say is still registered in the private owners name. Who seems to have walked away.

If they can't sell it via tax sale don't they have the option or obligation to take over ownership, and in such case can they then sell it as surplus.

Any thoughts?

General / Double Dipping
« on: March 08, 2010, 03:26:01 AM »
Just received my first municipal tax bill for a property I bought though a tax sale. The bill seem to cover the whole first quarter of 2010. I only just took possession, the auction was in mid February. Assuming I would be on the hook from the date of the tender opening or whenever I payed the balance, which was the next day. I would think that my obligation to pay tax would start from one of those two point of time. Not sure if the Town is trying to double dip?

Maybe I shouldn't pay.........LOL

Actually, I thought to register it under an Ontario numbered company. I'm concerned to limit liabilities particularly being a commercial site.

General Discussion / Re: crown lien on property

I had the misfortune of witnessing this ordeal. It was abundantly clear that non of the bidders performed any due diligence. The 1st bidder informed the group that he was aware of the lien's but was unable to confirm the amounts.

Good luck

Questions and Answers / Need Lawyer to Close??
« on: February 23, 2010, 12:19:20 AM »
I was the successful bidder at a recent tax sale. After the openings I had the opportunity to speak with the Town's lawyer, who informs me that I would require an attorney in order to close and have the sale registered. He seemed unsure of this.

I didn't think a lawyer was necessary and the registration was the responsibility of the Town....any insights?
