In part X l  [ Sale of Land for Tax Arrears  ] there are many rules the municipality must follow before a public sale can proceed. In section 379 [7] it states that "A tax deed, when registered, vests in the person named....all rights, privileges and appurtenances....except, etc.' The key words are " when registered". Any and all tax sale information that I have read stresses the importance of registering that tax deed as soon as possible. At OntarioTaxSales.ca { Tips to Tax Sales ] the first important item on the list if you are the highest tenderer, is to pay the balance owing as soon as possible. Hopefully it wont happen again.

Another sale completed, and aother sale experienced. For those who didn't attend, these are the results of Fridays Hamilton tender opening.There were only two properties that were not redeemed, 68 Ray st.  and 721 1/2 Barton st.. There had to of been approximently 30 people in attendance, some had not checked the Hamilton site and were a little disappointed that the properties they had come for had been redeemed. The first property sold was 721 1/2 Barton, there were 4 bids submitted; $30,000, $25,610, $20,500 and $19,000. There were 10 bids submitted for 68 Ray st; $76,000, $71,000, $67,001, $61,107.03, $54,500, $50,005, $50,000, $49,000, $48,500 and $47,901. Although I was not among the winning bids, without submitting a tender I would have no chance of winning.

As was expected, all properties except 68 Ray and 721 1/2 Barton st. have been redeemed. As per updated info on Hamiltons web site.

So far the ones that will be on the friday sale are #1-68 Ray, #6- 5 Windermere, #9- 774 Barton and #12 721 1/2 Barton. All others have been redeemed. Talking with K. Beattie he has recieved calls from 5 Windwermere and 774 Barton to settle up before Nov. 30.

There were 15-20 people show for the opening of the bids it went as follows; #1 Sodum no bids, #2 Lions Creek rd. 1 bidder $8,500, #3 1 bidder $19,000, #4 Garner rd. 1 bidder not accepted bid was below advertised amount, #5 Montos rd. $187,760 and $160,000 high two of four bids, #6 Dawson st. Redeemed.

The sale was attended by approx. 45 people, it went as follows; #1 854-856 Erie Line sold $57,000, #2 5747 Third Line no bid, #3 30ac sold $59,000, #4 19.28ac sold $42,000, #5 11552 Meadowview sold $67,000, #6 20850 Mull rd. sold $9,563.07, #7 Redeemed, #8 Redeemed, #9 Redeemed, #10 213-217 Mc Naughton ave, east initially sold for $25,846.65 but was re-opened and had no further bidding, #11 520-528 Wallace st. sold $66,173.32.

Thanks for the input, you are so right. The only tender that means anything is the winning tender. It is far more profittable to purchase this property at $60000 and put an additional $30--$40k into renovations than it would be to have purchased at the$90- $110k which is closer to the fare market value, and add the renovations on the top of this.

Quite the experience for this newbie. Drove to Zurich Ontario to witness the sale of 33 Ellen st. Brucefield. Eleven tenders submitted ranging from $15220 to $60500, this on a broken down two story farm house c/w wood stove heating assessed at $84000. Some one either had not done there homework or really wanted this property. Ten of the tenders were between 18% and 50%, giving me an idea towards the next sale.
