I just haven't had much time to get the info on this one (yes.. a damn poor excuse for any tax sale hobbyist). Has anyone checked them out?
-
1 a half acre no road access.
2and3 EP and swamp.
4and5might be interesting but don't have legal knowledge to pursue.
Have not walked any ground.

I called them. One looked like it was on water. However they told me that you could not get building permits for any of the lots for one reason or another . I said 'Never mind". If you hear anything different let me know.

Number 4 and 5 are on the water but 5 has no access via rd so probably no use
Number 4 doesnt look bad but its between 37 and 39 Magnet rd I think this is it 45.687262,-79.753473
Cant be sure may be off by a few feet
Its 1.5 acres ( 6754 m2) and looks like alot of frontage ( maybe 150 Plus)
As per zoning etc ..No idea
Looks like it may be worth a drive up to see but note the cottages are worth under 190 ( 28 and 53 sold last year , Nov 30th for 190 and 186 )

Previous comments on 1,2,3 are correct. Yes 4 and 5 are on the water. Called the township and building inspector. They both have restrictive easements that will not allow any structure to be erected.
Oh and by the way no trailer permits are issued in this township unless you have been grandfathered. It gets worse!!! You can't even put a trailer on it for the summer, tents only. No hamburgers can be cooked just peanut butter sandwiches. (OK I made the last one up.)

Did he say restrictive easements...or restrictive covenants ? If its covenants it may be worth looking into since many covenants are not properly done and dont "run with the land". You would have to read the actual deed to find out the exact wording. Even if you do find the clause to dump the covenant , good luck with the neighbours who will oppose you.
And you better check the peanut butter clause...I think it may be creamy only and no crunchy..which is definately a deal killer

I did a bit of research on property 4 and 5. As stated earlier they are both on the water but they are considered unbuildable because of an easement that allows 24 property owners from a defunct subdivision to basically do anything they want on both properties. The developer(Sandwood Estates) hasn't existed for years stopped paying taxes. If you think it might be a good camping spot. Think again!!! No trailers allowed. Now if you just want to own it to preserve nature and save the planet. Think again. If one of those 24 property owners that have unlimited access to your property trips on a stump and cracks his head guess who they will be suing?
You got it!!!!

Farrouk / Twinn / PFM / Speed et al:
Magnetewan is outside my normal area of interest. My question though for this property is the easement rights after tax sale.
I am not a lawyer but I assume there is wording to the affect on title that a number of property owners have a "right of way" or similar wording to that effect through the property to the water. It is a rather common situation in cottage developments with interior lots.
My question: is the following: Will that right away provision survive the tax sale? As we all know tax sales give a clean title. Does that include the extinguishment of easements.
If it does might make this property worth more potential. Note I expect that you would probably have to go to the court to enforce it. There is still the issue of rezoning but one step at a time.

Does anyone have the results for this tender. I ran from this one like a house on fire but I am sure someone tested the water.
