Title: Mississauga and Quinte Etc
Post by: Pfm1011 on February 03, 2008, 04:37:32 PM
Since there will be the inevitable question..does anybody know about???  Heres what I have so far

Mississauga   Items  1,2 ,4 ,5    Left over useless little chunks, worthless as you can do absolutely nothing with a 40 sq meter lot

3. Credit Valley Rd :   Damned if I know, All of the units show no footage and no unit number in the title. Seems to be some weird mystery units created to allow larger units to be severed without approval.  IE Build a office condo unit with 50 real 2 room units and create 50 fake which will allow you to severe the existing units. Register them thru a fake corp and let it die a death of you don't use the "units" . Units that converted over the years although sequential on the A level result in units 3 storeys apart.       This is all a guess as I haven't pulled the blueprints but looks like hypothetical property for real money.

Quinte. Water lot...Is IN the actual water, not waterfront.  Buy a place for a dock that doesn't have shore access.

Aiken rd .... Former owner   Quinte Sanitation Inc....former waste site which includes hazardous waste (MOE report) and no you cant turn it back into a waste site due to CFB Trenton runways and bird strikes. So this should be a deal , Half a million for a non useable garbage dump.

Iroquois Falls   .......Buy there and for winter vacation you can go south to......Timmins

Grenville  ( half way between Montreal and Kingston, Then head north) .  Not sure on item one.     Item 2 is 10 acres of landlocked swamp,    3 looks like around 2 or 3 acres of field and planted bush.  If anybody on here lives out that way, go take a look

PFM1011,

Get any info on Barrie?  I took a look at the city website and the maps, properties seem be be part of a development and seem wide/long enough, although frontage/depth isn't given.  Usually when a developer dumps excess land, the land isn't wide/long enough to build on, the maps (if they are to scale) indicate the lots are in similar size to surrounding lots.  Okay, so why are they being dumped?

Where do you see it as a waterfront building? It's actually an abandoned gas station along the highway.

The would be Dunchurch in the township of Whitestone.

I checked out this one the last time it was up for tax sale in the summer. Almost bid on it that time, and happy that I didn't.

It's basically a defunct low-end convenience store/gas station on a two lane highway that backs onto a small lake. The tanks are still in the ground, but running it as a gas station just isn't viable there. The lot is too small and there's a nice gas station with store, snack bar and lots of parking just 2 mins away. Would be about as viable as opening an unknown burger joint beside "Webers". So problem #1 is having to get the gas tanks removed.

I looked inside the building. It looks like it's been broken into a few times since the people abandoned it. It's quite a mess in there and the building itself I would say could probably be salvaged, but probably is a tear down to alot of people. Definitely not something that you would be doing a weekend cleanup and then moving right into.

The land is also zoned commercial, so you likely can't just put a house on it unless it's related to some sort of business. The idea of owning commercial property seems nice and the area is quite busy in the summer, but for the other 6 months of the year it's just the opposite.

One thing I have been wondering is why its up for tax sale again? I never bothered to check if it went unclaimed in the summer, or if someone won and walked away from it.
